After receiving funding from the Province of PEI, CMHA was introduced to modular construction as a way to fast-track housing due to the difficult construction climate that was seeing lack of available trades, supply chain challenges and price escalation. The modular project was originally designed as a three-storey building over a full finished basement, but when additional CMHC Rapid Housing Initiative (RHI) funding was made available, CMHA elected to add another 8 suites by adding another floor and design the building as a four storey building.
Since multi-storey modular construction was new to PEI, the experienced team at 720 Solutions was contracted to provide project leadership by taking a collaborative turnkey approach to the project at 203 Fitzroy in Charlottetown, PEI. 720 took a modified Integrated Project Delivery method by integrating all partners into the preconstruction and early design process to ensure success. The consultants were contracted by the owner, but 720 coordinated all aspects of the project from early schematic design, through design development, modular site construction and erection. The project bettered National Building Code (NBC) accessibility requirements, and the project was designed to be 20% more energy efficient than the 2015 NBC. The project was successfully turned over 14 months from date of contract.
