The Birch Street project in Collingwood, Ontario is a purpose‑built affordable housing development designed to support long‑term community needs while delivering speed, quality, and cost certainty through off‑site construction. Located at 29 Birch Street, the project consists of a three‑storey, 30‑unit residential building constructed using volumetric modular construction, allowing the majority of building work to be completed in a controlled factory environment before on‑site installation.

Delivered in collaboration with the County of Simcoe and local partners, the project replaces an underutilized site with much‑needed rental housing while minimizing neighbourhood disruption and construction timelines. The building includes a mix of unit types and incorporates barrier‑free suites, accessible parking, and shared amenity spaces to support inclusive living for a range of residents.

The Birch Street project demonstrates how modular construction can be effectively used by municipalities and housing providers to deliver high‑quality, affordable housing faster and more predictably—supporting both community growth and long‑term sustainability.
